This is an example of the sequence of tenses - one after the present and one after the past:

He assures me (Present) he will come

He assured (Past) he would come.

I will come to the party. (Chắc chắn)
Tôi sẽ đi dự tiệc

I would come to the party if I could find a partner /right dress (còn tùy )
Tôi sẽ đi dự tiệc nếu tôi có thể tìm được người đi theo /tìm được cái áo đầm vừa ý

I will help you this Sunday
Chủ Nhật này tôi sẽ giúp anh

I would help you this Sunday if ....
Chủ Nhật này tôi có thể giúp anh nếu ..

I would like some cake please.
